Medhub, the logistics platform of Tangier

Medhub is a free zone dedicated to logistics and a point of the used storage to ensure that the goods are distributed to other zones in Morocco.
The management of this special area of development was entrusted to l'Agence Spéciale Tanger Méditerranée, TMSA, joint-stock company with public prerogatives.
It is adjacent to the new port of Tanger Med with an area of 140 hectares and is one of the main components of the special development zone. Its characteristics make it be the regional logistics platform of reference and the ideal space for the distribution and supply activities.
Gateway to Europe
Located 14 kilometers from Spain through the Strait of Gibraltar, Medhub is the ideal platform for accessing the European market. It joins other strategic locations with the confluence of emerging markets in the North and West Africa, thus giving service to 600 million consumers in the region. The fact of being immediate neighbor of the new large deep water of Tanger Med port ensures an effective mobility of goods between the port and the free zone, as well as a direct liaison with regional and international markets. Medhub also binds to the Casablanca-Tánger axis by a stretch of Highway 53 kilometers, thus ensuring the transport for this part of the country. Also, a new rail line in 45 km link Medhub with the national rail network. The international airport of Tangier provides direct flights to Europe and links with other national airports.
The platform incorporates systems of telecommunications and modern and efficient infrastructure, competitive rents for land and buildings and simplified customs procedures. Medhub started with a first phase of 33 hectares, but when it is completed it will reach the 250 hectares. Designed according to international standards, the area offers operators a respectful environment, and developed site with an architectural project of Jean Nouvel.
The Government of Morocco offers many advantages for the installation in Medhub. Advantages for investors, proposes the exemption of: rights of import and the TVA; registration fee; patent and city for a period of 15 years tax; income tax for a period of 5 years and after this period, implementation of a special rate of 8.75%. Nor applies any restrictions both Exchange and repatriation of funds.
In addition, Tangier is the third largest of Morocco industrial centre. Available skilled workforce and of various vocational training institutes that propose customized contratos-programa to respond to the needs and the client's projects.
Offer of facilities
Medhub offers a full range of real estate options: warehouses, offices ready-to-use and plots of land.
- Office spaces. Offices of last generation, available in regime of annual rental, 50 to 500 square metres and based on a modular design. It has paid special attention to offer maximum flexibility to customers.
- Ships in storage. These units, with surfaces between 300 and 10,000 square meters, but with the option of extending up to 40,000 square meters, including offices on the ground floor and are totally termoaisladas. These 'light industry units' (LIU) can be used in two ways: as a storage and distribution of products or as a unit of light industrial production.
- Land. Medhub offers lots of lots of different surfaces, from 10,000 square metres in long-term rent. These lands are suitable for companies who want to build their own facilities, adapted to your requirements.
Port of Tanger Med
The increase continued in the volume of maritime traffic in the world, especially in the segment of the container, have been a significant factor in the growing demand for port infrastructure of deep water. Taking advantage of its geographical location in the Strait of Gibraltar, a key point in more than 20% of the routes of maritime transport of containers, the Tangier Med port has provided this area of a competitive port infrastructure. At the end of November of 2008, the Tangier Med was already connected with about 50 ports with regular direct lines.
The ongoing construction of the Port of Tangier Med is the key element of the development of the region. It will be at the crossroads of major shipping lanes East-West and North of container vessels. Spearhead of an effective intermodal platform, managed by port operators of worldwide reputation, the Tangier Med port offers modern facilities and quality services. A highway and a railway line under construction, in addition to the existing two-way, connect this port to the rest of the Moroccan networks.
The door has 2,100 linear meters and with two container terminals. The nominal capacity of terminals was 3 million TEUS at the end of 2008, but it is expected to reach 8 billion by 2015.
- Zone Franca logistics will be 140 hectares and will be exclusively dedicated to logistics, light transformation and conditioning activities.
- The industrial free zone areas, will have 900 hectares, although since 2000 300 hectares they already have in operation.
- The Franca commercial area (more long term project), with 200 next to Fnideq hectares, will be a large complex of 'duty free' for travellers of step in synergy with the tourist activity in the region.
