The capital of Uruguay will explain like this with an establishment of one of the chains hoteleras more important of the world, that will raise in the margin of the river of the Silver that bathes the coasts of Montevideo. The building, that will have 12 plants and 167 rooms, will be funded by means of an innovative system, the called condominium.
According to this diet, the investment is opened to any person that want to buy an or several rooms of the hotel. The owners of the rooms yield his gestión to the chain hotelera by a period of time, during which receive some ‘dividends' in function of the economic profits registered along the year. The rooms purchased by the investors, that only can do use of them like guests of the hotel during the cession to the chain, work as if they were actions of the mark that operates the building, in this case, Hotel Hyatt Montevideo.
Like this, the investors can sell his rooms if they estimate it timely in the moment that wish it. Once finalised the granting (in the case of this hotel, 30 years) the owners of the rooms can move to live to the building. The minimum price of the room/action is of 203.000 euros.
The architect Ricardo Weiss stands out the importance of this system to “achieve a greater number of investors in a project of so much envergadura” like the one of the hotel Hyatt Montevideo, the first five stars of Uruguay that builds under this modality. Weiss Will travel to Barcelona to present this project in the Forum Contract of Construmat, in which they will give to know initiatives by a potential value of some 30.000 million euros.
“One of the roads to surpass the crisis is, definitely, the export. The Report Construmat that analyses the exporting potential of the Spanish construction (presented recently) confirms that the sales of our companies to the emergent countries have grown an average of 9,4% in the last three years. In Construmat, want to accelerate this process and therefore we go to cotizar in Barcelona more than 170 international projects”, explains Pilar Navarro, director of the living room.
